Rental Application

APPLICATION REQUIREMENT

Prior to applying please contact Kimberly at (424) 234-8546 to make sure the unit you are interested in is still available and to confirm the price.

Every prospect tenant who is 18 years or older will need to fill out a complete application and submit a non-refundable application fee of $30. The application will not be considered if it is missing information or has false information.


Please send an email to [email protected] with the following information:

- Rental Application per applicant Include the address and unit number you are applying for in the subject.

-2 Government Issued Identifications – One must be a picture ID. e.g. Drivers License, Social Security card, Military ID, Green card or Passport.

-Gross Monthly Income –  Applicants must make at least three times the amount of rent and must have maintained that income for at least 3 months prior to application. If more than one person is applying, income will be combined. Proof of earnings from social security, child support, alimony and/or spousal support can be documented. Unverifiable income cannot be considered. Proof of income can be shown with  3 recent pay stubs, 2 recent bank statement showing deposits, tax records, or Leave & Earning Statements.

-Brief short introduction letter about you  and other occupants to landlord to know who you are. 


Positive Credit History

The application fee covers the credit check. Applicants may provide their own credit report at creditkarma.com. 

Extra-ordinary amounts of debt could result in higher income requirements. 

We look for the following:

-Positive rental or home ownership history with no prior evictions or unlawful detainers filings.

-Good credit standing with no previous bankruptcies or tax liens.

-Criminal history free of felonies or convictions related to drugs, crimes against persons and/or property.


Co-signers
Before applying with a cosigner please call and find out if you will be eligible to apply with one as cosigners are only used for income purposes.
-If the applicant has a low credit score, cosigners will not be allowed.
-If you will have someone co-sign for you, they must also  fill out a complete application and follow the steps mentioned above.
